What we do

PugetNest buys distressed and undervalued properties across the Puget Sound, renovates them with our in-house construction team, and either holds and rents them or resells them. We've been doing this for eight years across thirteen units of our own portfolio, and we extend the same services — property management and renovations — to a small set of outside clients each year.

We're intentionally small. Owner-operated, not a franchise. Every property we touch gets walked monthly by someone whose name is on the company. Every contractor on a job has worked with us before. Every decision goes through one of two phones.

We use our own AI software to keep response times tight on the repetitive work — lead inquiries, scheduling, maintenance triage, rent collection — so we can spend our time on the things that actually matter: walkthroughs, contractor relationships, hard decisions, design.

Farhad founded PugetNest in 2018 after a decade in New York City working at Wall Street banks. He holds a PhD in Civil Engineering from Rutgers University, where he started investing in real estate during graduate school. The combination — engineer who understands buildings, financier who understands deals — shapes how PugetNest operates.

He's based in the Puget Sound area, hands-on with every project, and the person you'll actually talk to when you reach out. Outside of work he's an avid builder and creator — the same instincts that drew him to real estate keep showing up on the side.

Local-only

Every property within driving distance of the office. We don't invest outside Washington.

Long horizon

We hold what we love. Flips fund the buys we keep. Our management portfolio is what we're building for the long run.

Honest scope

If selling outright nets you more than working with us, we'll tell you. If a renovation should be smaller than you're imagining, we'll tell you that too.
