PugetNest acquires distressed and undervalued properties across the Puget Sound region, renovates them with our in-house construction team, and exits via long-term rentals or resale. We partner with a small group of investors on individual deals — no fund, no pooled vehicle, no general solicitation.

Our strategy

Sourcing

We acquire distressed and undervalued properties through Puget Sound foreclosure auctions and direct off-market deals. Two to three acquisitions per year, every year.

Value-add

We bring properties back with thoughtful renovations — from cosmetic refresh to full down-to-studs work — using our in-house construction capability rather than subcontracting it out.

Exit

We hold and rent the strong long-term cashflow properties through our management arm, and resell the rest. Investor returns are realized either at sale or through ongoing distributions.
